Over 4,000 new homes are on the way to Escambia County after being approved by the county’s Development Review Committee (DRC) this year.
All kinds of residences are planned across the county, ranging from single-family homes to multifamily apartment complexes.
Affordable housing is a hot topic throughout the nation, and while the cost of most of the new homes in Escambia County will likely be set by the market rate, experts say simply having a larger inventory of homes will benefits homeowners with more choice and more opportunities.
The DRC meets nearly every week throughout the year in order to review project proposals submitted by developers.
Each of these projects below were approved by the DRC in final reviews throughout 2024. Some of the projects have been in the works for years, while others are just getting their feet off the ground.
Here’s a month-by-month look at this year’s list of approved residential development projects for Escambia County.

Residential projects approved in January

Cedar Village, 1610 Lansing Drive, is a townhome subdivision in Northeast Pensacola planned to build 53 townhomes on Lansing Drive.

Chadson Street Duplexes, 415 Chadson St., consists of six duplexes on a 2.38-acre site in Ferry Pass. Each duplex unit will be 2,278 square feet.

Davis Acres, 900 River Annex Road, Davis Acres is planned to be a minor subdivision in Cantonment with four single-family residential lots, each of which lot will be approximately 5 acres.

Gulf Beach Highway Minor Subdivision, 10010 Gulf Beach Highway, will develop a 2.17-acre lot into four parcels ranging from 0.97 acres to 0.27 acres.

Larua Street Homes, 6303 W. La Rua St., is a project with four single-family residential lots on a 1.96-acre site in Myrtle Grove.

Navy Boulevard Residential Development, 208 S. Navy Blvd., will consist of 39 attached single-family units across a 3.94-acre site. There will be six buildings, with four to six units in each.
Residential projects approved in February

Barrancas Residential Development, 3180 Olde Barrancas Ave., was approved to build 77 multifamily units across a 4.72-acre site off Olde Barrancas Avenue.

Ledgestone Subdivision, 9989 Beulah Road, is a subdivision project to create 36 new single-family residential lots and one road, Ledgestone Court, out of an approximately 14-acre site in Beulah.

Nathan Road Duplexes, 7040 Nathan Road, was approved to develop 52 residential units across 26 duplexes using an approximately 5-acre site on Nathan Road.

Midtown Oaks, 2975 E. Johnson Ave., will be a 56-lot townhome subdivision for Ferry Pass.

Pine Barren Creek, 10000 S. Century Blvd., was approved to use more than 300 acres of previously undeveloped land in north Escambia County to create 23 lots for single-family homes.

Preserve at Russell Crossing, 2407 Kingsport Ave., is planned to be a 27-lot subdivision consisting of single-family residences near Naval Air Station Pensacola.
Residential projects approved in March

Byrneville subdivision, 2023 West Highway 4, will create a minor subdivision with four lots off West Highway 4 in Century using about 122 acres of land.

Iron Rock (Phase 3); Wildwood Estates, West Kingsfield Road, will develop 13 lots for single-family homes as one of three phases in the Wildwood Estates Master Site plan, which was approved to develop over 1,000 single-family lots in nine phases using about 777 acres of land in Cantonment.

Cedar Grove Townhomes (Phase 2), 1490 Lansing Drive, will develop an additional 50 lots on top of the 40 that were already approved for its first phase, totaling at 90 single-family townhome lots in the subdivision located off Lansing Drive.

Mckinnon Townhomes, 480 Mckinnon Lane, will develop a subdivision with 30 attached townhomes using an approximately 4.31-acre site off Mckinnon Lane.

Pless Landing, 119 Sunset Ave., will create a 5.2-acre subdivision with 60 single-family lots in the Warrington area.

Reserve at Brookhaven, 2600 S. Highway 97, will develop 146 single-family residential lots using about 66.6 acres of land near Insterstate 10 in Cantonment.

Saddle Ridge (Phase 2), 7590 Mobile Highway, intends to develop 143 single-family lots using an approximately 45-acre parcel off of Mobile Highway.
Residential projects approved in May

Bellview Pointe Subdivision, 6224 Forest Pines Drive, will turn a 16.12-acre site in northwest Pensacola into a subdivision of 62 single-family townhome lots.

Fallschase at Pathstone (Phase 4), 8787 Pathstone Blvd., will develop 47 single-family residential lots out of a 16.29-acre site for an ongoing project named Fallschase at Pathstone.

Gavin’s Landing, 700 Giese Lane, will create a new subdivision with 47 attached-single-family lots using a 6.42-acre site.

Green Hollows minor subdivision, Highway 99, will develop four lots out of a 115-acre site, including wetlands, off of Highway 99.

Helms Ranch Subdivison, Helms Road, will develop 385 lots and multiple new roads using 115 acres of undeveloped land in Beulah.

Kaheeley Ridge (Phase 3), 10700 Beulah Road, plans to turn a near 3-acre site in Beulah into 11 single-family residential lots for a developing subdivision.

Kingsfield Manor (Phase 1), West Kingsfield Road, is planned to be a 43-lot subdivision of single-family homes out of an almost 19-acre site.

Mallard Landing, 1200 Turnbuckle Trail, will develop a new subdivision with 22 single-family residential lots out of an approximately 8.3-acre site.

Sanctuary (Phase 1), 8 Coweta Road, will develop 100 single-family lots in Cantonment using about 33 acres of land.

Sonnyboy Lane Homes minor subdivision, 7300 Sonnyboy Lane, will create five new homes by splitting a 0.98-acre parcel into five lots, each of which will hold a one-story home.

Enclave at Bella Terra, 1400 N. Highway 29, will develop a new subdivision with 58 lots for single-family homes using about 18.3 acres of land in Cantonment.

Eagle Pointe Subdivision (Master Plan & Phase One), 8300 Klondike Road, is a master plan to create a new subdivision with 145 single-family lots using about 47 acres of land off of Klondike Road and Wilde Lake Boulevard. Just 25 lots will be developed during phase one, which will take up an 8.23-acre parcel on Klondike Road.
Residential projects approved in July

Highland Ridge, 1940 W. Detroit Blvd., will turn a 3.9-acre site into a 40-lot townhome subdivision in Ensley.

Royal Beach at Perdido, 14757 Perdido Key Drive, will build a new, multi-family condominium with 10 stories and eight residential units on a 0.78-acre site on Perdido Key Drive. A multi-family condominium named Sea Oats used to stand at the proposed site of the project before it was destroyed in 2004 by Hurricane Ivan.
Residential projects approved in August

Bella Terra, 1400 N. Highway 29, will create a single-family subdivision with 440 lots using 131 acres. This project will be carried out in three phases.

Guidy Lane Townhomes, 9000 Guidy Lane, will develop a 20-unit townhome subdivision in Ferry Pass using a 2-acre site.

Kaheeley Ridge (Phase 3) – 10700 Beulah Road, will turn a 2.95-acre site in Beulah into a subdivision with 11 single-family residential lots.

The Flats at Ransley, 8889 Ransley Station Boulevard, will create an apartment complex with 294 units, a clubhouse and over 400 parking spaces as a part of the ongoing Ransley Station development.

Carrington Valley, 600 W. Quintette Road, will create a 146-lot subdivision using an 145-acre parcel in Cantonment.

Eighte on Olive, 2604 E. Olive Road, will create an eight-townhome subdivision in Ferry Pass using an approximately 0.68-acre site that is located on the corner of Carl Dean Street and East Olive Road.

Goldenvale subdivision, 2500 Kingsport Ave., will create 86 lots for a new townhome subdivision using an 11-acre site near Naval Air Station Pensacola.

Harper Ridge, 9800 Addie Gant Lane, will develop an eight-lot subdivision of single-family homes using a 7.19-acre site.

Leila Del Mar, 14760 Innerarity Point Road, is a project to create a private subdivision with 18 single-family lots in the southwest part of Escambia County. The lots will be evenly split into three groups holding six homes each.

Lost Key C-16 Townhomes, 14108 Perdido Key Drive, will develop 60 single-family townhome lots for Perdido’s Lost Key subdivision using an 8.85-acre site on Lost Key Boulevard.

Olde Barrancas Townhomes, 500 Seamarge Lane, will be a 17-home subdivision developed along Olde Barrancas Avenue and Seamarge Lane in Warrington.

Piper’s Landing, 2683 Strafford Road, plans to turn an almost 23-acre parcel into a subdivision with 58 clustered single-family lots.
Residential projects approved in October

Bennington Park, 6825 Klondike Road, plans to develop a 145-lot subdivision using an approximately 63-acre site in northwest Pensacola.

Eagle Point (Phase 1), 8300 Klondike Road, will turn an 8.23-acre site in northwest Pensacola into a subdivision with 25 single-family lots.

Ellie’s Cove, 800 Mills Ave., plans to turn an approximately 2-acre site into a subdivision consisting of 18 single-family lots.

Hancock Meadows, 300 Hancock Lane, will develop 34 single-family lots for a future subdivision using almost 19 acres.

Martin Preserve, 2120 Dog Track Road, plans to construct a 46-lot townhome subdivision.

Pointe Grand Pensacola, 8651 Airway Drive, will build a new apartment complex in Ensley that will have eight buildings and 228 total units using about 12 acres.
Residential projects approved in November

Cottages at Bella Terra, Hillock Drive, will develop a 130-lot subdivision for single-family homes using an approximately 40-acre site.

Fallschase at Pathstone (Phase 3), Nine Mile Road, will develop 86 single-family lots using about 25.5 acres of land off of Interstate 10 and West Nine Mile Road for the ongoing Fallschase at Pathstone development.
Residential projects approved in December

Blue Water Creek Estates minor subdivision, 1400 Highway 97, will develop a 33-lot subdivision for single-family homes using almost 186 acres of land off of Highway 97 in Cantonment.

Bronson Road Homes – 1170 Bronson Road, plans to use a 1.36-acre site to build two duplexes, each with about 1,700 square feet, as well as two triplexes, each with nearly 2,600 square feet, off of Bronson Road and Lillian Highway.

Brookchase at Pathstone (Revised), 3567 Fallschase Boulevard, will build a multifamily complex with 18 buildings and 118 units using an 8.4-acre site.

Charleston Drive minor subdivision, 205 Charleston Drive, plans to develop four lots for single-family homes using a 0.97-acre lot on the southeast corner of Charleston Drive and Pinus Lane.

Cypress Cove Subdivision, 800 Cedar Tree Lane, will turn an approximately 9.6-acre site into a subdivision with 65 single-family lots.

Grove at Bella Terra, 810 Neal Road, will develop a 62-lot subdivision for single-family homes using an approximately 27-acre site.

Makaira West subdivision, 2691 W. Roberts Road, will develop a 60-lot subdivision for single-family homes using a 14.5-acre site in Cantonment.

Saddlehorn subdivision, 9995 Holsberry Road, plans to develop 20 single-family lots using a near 5-acre parcel.

Sanctuary (Phase 2), Highway 95A, will develop a single-family subdivision with 116 lots in Cantonment using an approximately 75-acre parcel. Phase one was designated about 33 acres of land from the parcel, while the second phase will use about 24 acres.
